Scottish Ventures LLC was formed in June 2008 as a Commercial Real Estate investment group. Our goal is to acquire Triple Net Lease properties with excellent cash on cash returns and hold those properties for their superior, low-risk cash flow. Our focus is soley triple net lease properties, nothing else.

 Diversification

Reduce the risk in our portfolio by investing in NNN Commercial real estate. Complementing our other investments, real estate is a great way to shelter our money from high taxes. The U.S. tax code is designed to benefit Real Estate investors, like us. Passive income earned via Real Estate is taxed at the lowest level. Having a range of properties from different industries allows us to receive guaranteed cash flows that are backed by corporate guarantees.
 
 
 Total Return

Scottish Ventures LLC can offer a high total return of your money. This is done through (1) income via property revenue and (2) capital appreciation (3) depreciation of fixed assets (4) phantom income. This means regular income now and investments for the future.

 
 High Quality Assets

Class A, B, and C properties are our target. We seek established corporate tenants with excellent credit history to lease our high quality properties; thereby minimizing the risk of cash flow interuption. A stable, positive cash flow and capital appreciation is our primary aim.
 
 
 Property Acquisition Process 
We select only the right Triple Net properties. They must have at least 15 years left on the original lease and at least a cap rate of 8%. If it does not make financial sense for us, we will not pursue a property.
